The most uniform phase in Palmiera. Every villa is a four bedroom, and the plots sit inside a narrow band, so the choice here is position rather than size.

Fifty-six villas were launched and 54 have reached the Dubai Land Department register, which for a phase this size means almost the entire release is accounted for.
Because the built-up range moves only by elevation, and the plots run from 8,266 to 9,326 sq ft, two villas here are far more comparable than in Palmiera 1. What separates them is where they sit against the water and the park.

What each elevation actually gives you.
The three elevations are within a few per cent of each other on enclosed area. Where they separate is outside: terrace, balcony and car port.

Emaar's target is Q2 2028. Handover here means the date the closing instalment falls due at 100 per cent construction, taken from the cluster's own payment plan. Emaar's dates can change.
How big are the villas in Palmiera 2?
All 56 villas are four bedrooms, with 4,074 to 4,337 sq ft of enclosed floor area across three floors. Emaar's published total area is 5,627 to 5,872 sq ft, because it includes the car port, terrace, balcony and driver's room.
How big are the plots in Palmiera 2?
8,266 to 9,326 sq ft. There is one house type, and every plot is within about 1,000 sq ft of the next.
Is Palmiera 2 the same as Palmiera?
No. It is a separate phase with its own house and its own areas, despite the shared name. Palmiera offers 4 and 5 bedrooms; Palmiera 2 is four bedrooms only.
